        Water Heaters
        Water heater should be in good working condition.

          HVAC
          HVAC equipment and thermostats should be in good working condition.

          Electrical
          Electrical system should be properly installed, free of damage, and meet local code requirements.

            Plumbing should be free of leaks and in good working order.

              Deck
              Decks and guardrails (where necessary) should be structurally sound.

                • Water, termite, or other structural damage
                • Insufficient guardrails
                • Deck that does not meet local code requirements
                Irrigation + Drainage
                Sprinkler systems should be in good working order, and property should be free of drainage defects.

                  • Damaged, defective, clogged or missing gutters, downspouts or gutter guards
                  Pool Equipment
                  All pool equipment should be in good working order.
